Why Rent Affordability Matters in the UK

Rent is the single largest outgoing for millions of UK households — and it keeps getting larger. According to the Office for National Statistics, the average monthly private rent across the UK reached £1,400 in August 2026, £52 higher than a year earlier. In England the average was £1,459; in London, £2,280.

39%

of renters spend more than half their take-home pay on rent (SpareRoom, 2026)

What matters most is rent as a share of income. HomeLet’s rental index found the typical UK tenant now spends 32% of gross income on rent, rising to nearly 40% in London. A 2026 SpareRoom survey of more than 5,600 renters found that only 15% spend less than 30% of their take-home pay on rent, while almost four in ten spend more than half.

When two-thirds of renters have faced a rent increase in the past year, guessing is not a strategy. A few minutes with a calculator can be the difference between a comfortable tenancy and one that strains every other part of your budget. That’s the gap this website exists to fill.

What We Do

We provide simple rental calculators and educational resources designed to help UK renters estimate what rent may fit within their budget. Every tool is free, instant, and explained in plain English — no sign-up, no jargon.

Our website covers topics such as:

Rent affordability and rental budget calculations

Joint income and affordability

Guarantor income requirements

The information on our website is written in a clear and practical way so that visitors can understand the basic calculations without needing specialist financial knowledge. Whether you’re checking a single rent figure or planning a full moving budget, you’ll find a calculator — and a plain-English explanation — to help.

Our Rent Affordability Calculators

Our calculators are designed to make rental calculations easier and faster. Depending on the calculator, you may enter information such as income, monthly expenses, or household income to receive an estimated result.

For example, a rent affordability calculator can help you understand how a proposed monthly rent compares with your income. This can be useful when creating a rental budget or comparing different properties.

The results are intended as estimates for planning and educational purposes. Actual affordability assessments can vary depending on the landlord, letting agent, referencing provider, property, and individual circumstances.

Our Guides

Rent Affordability Guides

Long-form guides answering the questions UK renters actually ask: deposits, letting agent fees, tenancy agreements, rent increases, arrears, Section 8 notices, subletting, and the Renters’ Rights Act 2025. Every guide is researched from GOV.UK, Citizens Advice, Shelter, MoneyHelper, and ONS — written in plain English with worked examples, comparison tables, and FAQs. New guides added regularly.

How Our Calculators Work

Aim to spend no more than around 30% of gross income on rent.

The 30x Rent Rule

Annual income of at least 30 times the monthly rent — the classic referencing test.

The 36x Guarantor Rule

Guarantors are often asked to earn 36 times the monthly rent.

The 5-Week Deposit Cap

Deposits capped at five weeks’ rent — six weeks above £50,000 a year.

Why We Created This Website

Rental affordability can sometimes be confusing because different landlords and letting agents may use different requirements when assessing prospective tenants.

We created Rent Affordability Calculator UK to bring common rental calculations and explanations together in one easy-to-use resource.

Instead of relying only on complicated formulas or unfamiliar terminology, our website aims to explain the basics in plain language and provide practical examples where appropriate.

Too many renters discover affordability problems after they’ve signed — when the deposit is paid, the boxes are unpacked, and the first month’s budget doesn’t stretch. We believe a ten-minute check before you apply is one of the highest-value habits a renter can build, and we wanted to make that check as easy as possible.

Our Approach to Information

We aim to provide information that is useful, clear, and relevant to UK renters. We review the content of our calculators and guides to make them as understandable and practical as possible.

Where rental rules, costs, or requirements can vary, we explain that difference rather than presenting an estimate as a guaranteed outcome.

Rental policies and individual requirements can change, so visitors should always confirm important requirements with the relevant landlord, letting agent, referencing provider, or official source before making a rental decision.

Our editorial standards: we research from authoritative sources (GOV.UK, legislation, Citizens Advice, Shelter, MoneyHelper, ONS) — never invent figures; we distinguish England, Scotland, Wales, and Northern Ireland wherever rules differ; we write in plain language with no unexplained jargon; we review and update content as rules change; and we’re honest about limits — where something varies or needs professional advice, we say so.

Important Information About Our Calculators

Our calculators are provided for general informational and planning purposes. A calculator result does not guarantee that a landlord or letting agent will approve a rental application.

Actual rental affordability may depend on factors such as income, employment, existing financial commitments, household circumstances, credit or referencing checks, and the specific requirements of the landlord or letting agent.

For important financial or rental decisions, use calculator results as a starting point and confirm the relevant requirements with the appropriate professional or organisation.

Nothing on this website is financial advice. If you’re dealing with debt, arrears, or the risk of homelessness, free expert help is available from Citizens Advice, Shelter, and MoneyHelper.

Our Goal

Our goal is simple: to make rental affordability easier to understand.

Whether you are checking how much rent you may be able to afford, learning about the 30x rent rule, planning a monthly budget, or trying to understand joint income and guarantor requirements, we want our calculators and guides to give you a useful starting point.

We focus on practical explanations rather than complicated language, so you can spend less time trying to understand rental calculations and more time making informed decisions about your next home.

Every month, thousands of renters use our calculators before signing a tenancy, negotiating a renewal, or planning a move. If this website helps even one renter avoid an unaffordable commitment, it’s doing its job.
